Client Requirements / Brief: Two storey extension and alterations to accommodate:

  • Open plan Kitchen, Dining and Living areas to be incorporated in the rear extension (ground floor)
  • Master bedroom and two additional bedrooms with family bathroom on the new first floor.
  • Retention of the majority of the existing bungalow
  • Clean, crisp contemporary / minimalist styling
  • Energy efficient
  • Connection with external areas
  • Outdoor cooking and entertainment terrace
     

Site Constraints: Restricted ridge /roof height due to those of neighbouring buildings/adjacent bungalow and the sloping site.
 

Planning Constraints: Pre-Planning Advice recommended a traditional extension in keeping with the existing bungalow or a completely new house in a contemporary style. We designed and delivered a scheme that extended, altered and modified the existing building to read as a single new contemporary dwelling and gained Planning Permission for the scheme.
 

Site Opportunities: The site slopes to the rear allowing the scheme to use a stepped plan to accommodate a full two storey extension behind and partially over a single storey front building area. This allows the building to ‘develop’ behind the smaller scale frontage to become an unexpectantly large property and keep the street frontage and language in scale with its neighbouring buildings.
 

Problem Solving: Extending and adapting the existing building and site – total change of style from the existing building. Using the opportunities within the site and pre-planning advice to advance the scheme in the direction favoured by the Client and ourselves to gain Planning Permission for a contemporary family home which is strikingly different to its neighbouring dwellings. Interconnecting spaces and routes within the dwelling to ensure the final family home worked practically in every way and with the sloping site.

New Construction: Concrete foundations, insulated concrete ground bearing slab, insulated masonry plinth walls, single and two storey insulated timber frame with additional external insulation and internal insulated service void. Engineered timber floor and roof joists. Insulated flat roofs. Wall finishes: Natural timber and render. Roof finish: Single ply membrane.
